One of the most important contingencies within a purchase contract is for the buyer to obtain a loan through a lender and to have the property properly appraised. Using a lender who is unkown to a majority of the agents within the community may lead to a contract not being accepted or failure for the funds to be available at the time and date of a closing. In Colorado contracts this would result in the immediate loss of your earnest money! If an interest rate seems too goo to be true, it probably is. Request a good faith estimate.
